BERKELEY COUNTY, S.C. – A major new luxury apartment community is officially underway in the rapidly growing Nexton area of Berkeley County, as The Collier Companies celebrated the groundbreaking of its first South Carolina development on Friday.
The project, called Nova at One Nexton, will bring 360 upscale apartment homes to the nationally recognized master-planned community, marking a significant milestone for the Florida-based company as it expands its footprint across the Southeast.
Berkeley County Supervisor Johnny Cribb attended the groundbreaking. Company founder and chairman Nathan S. Collier described the moment as more than just the start of a construction project.

“For decades, we’ve been intentional about the markets we enter and the communities we build,” Collier said in a statement. “Nova at One Nexton reflects our commitment to grow with purpose through our ‘10 in 10 Challenge’ — adding 10,000 new apartment homes in 10 years to our existing 13,000-plus portfolio.”

The development represents the company’s first venture into South Carolina and a strategic step in its long-term growth plan.
Located in the heart of the Nexton community, the apartment complex is designed to appeal to modern renters seeking convenience and access. Plans include studio, one-, two-, and three-bedroom units within walking distance of shops, restaurants, and everyday services, with major employment centers and downtown Charleston roughly 25 miles away.
Brookfield Residential, the master developer of Nexton, says the project aligns with the community’s long-term vision.
“Nova at One Nexton embodies our vision for communities that balance convenience, comfort, and lasting value, and we’re thrilled to see this milestone underway,” said Brent Gibadlo, senior vice president at Brookfield Residential.

Construction partners say the project builds on an ongoing collaboration. Jason Cromer, president of LandSouth Construction, said the team is “honored to partner with The Collier Companies again on another best-in-class project,” while Dynamik Design CEO David Yung highlighted the strong working relationship between the companies.
Once complete, the complex will feature a wide range of amenities aimed at fostering connection and enhancing daily life, including a resort-style pool, fitness center, pickleball and bocce courts, a yoga lawn, social lounges, outdoor gathering spaces, a dog park, and a pet spa.

Leasing is expected to begin in early 2027.
Local business leaders say the project will help meet growing housing demand in Berkeley County as the region continues to expand.
“This community will play a vital role in expanding diverse, high-quality housing options that support our region’s continued growth,” said Elaine Morgan, CEO of the Berkeley Chamber of Commerce. “The Collier Companies brings proven expertise and a strong commitment to creating exceptional living environments that deliver tremendous value to the broader Nexton community.”
