Developer Acquires Moncks Corner Industrial Park in $3M Deal

BERKELEY COUNTY, S.C. – GHP Office Realty, LLC has acquired 468 Nelson Ferry Road in Moncks Corner for $3,065,000, marking its latest investment in the Charleston region. The property spans nearly 14 developed acres and includes four existing buildings, six concrete pads, and multiple yards of industrial space.

The company plans to redevelop the site into Nelson Ferry Industrial Park, a multi-tenant complex designed for industrial use, outdoor storage, and manufacturing for local businesses and trades. The project is expected to serve as a business hub for Berkeley County, situated within 15 miles of growing residential communities such as Nexton, Cane Bay, and Carnes Crossroads.

Over the next two years, GHP and its private investors intend to spend more than $1.5 million upgrading the property. Planned improvements include modernizing building structures, HVAC systems, parking lots, and roofs to make the site more efficient and attractive to tenants.
Courtney Kuhn of Avison Young, along with GHPโ€™s leasing team, will handle leasing for the new industrial park.
