The honors were announced February 17, highlighting the communityโs unique โagrihoodโ concept, which blends traditional neighborhood living with a working farm at its core.
At the center of Carnes Crossroads is an 11-acre, scalable working farm staffed by full-time farmers. The produce grown there is shared with residents, reinforcing the developmentโs farm-to-table philosophy. The community also features a farm store with locally sourced goods and a childrenโs garden designed to provide hands-on agricultural education.
Developers say the recognition reflects a deliberate transformation of the neighborhood.

โBeing named Community of the Year is an incredible honor and a reflection of the transformation behind Carnes Crossroads,โ said Andrew Smith, executive vice president of Freehold Communities. โWe re-envisioned it around a distinctive agrihood concept and delivered thoughtfully designed amenities that define its identity today.โ
Beyond its agricultural focus, the community includes a range of lifestyle amenities, such as sports courts, a modern wellness center, and a resort-style pool โ all aimed at creating a balance between active living and community engagement.
Located in the rapidly growing Goose Creek area, Carnes Crossroads also extends its offerings beyond residents. Events like its popular โFourth Fridaysโ Farmers Market and seasonal gatherings invite the broader public to experience its farm-centered approach and promote locally sourced, healthy living.
The NAHB awards are considered among the most prestigious in the homebuilding industry, recognizing communities that demonstrate innovation, design excellence, and a strong sense of place.
